Prepayment Penalties: Efficiency and Predation
نویسنده
چکیده
This paper presents evidence that reductions in mortgage interest rates associated with prepayment penalties are greater for riskier borrowers, as measured by mortgage type, credit scores, and local incomes and education levels. This is consistent with an efficiency view that, by reducing the reclassification risk faced by lenders, prepayment penalties can be welfareimproving. Additional findings indicate that prepayment penalties are also used as a predatory lending tool, but that the efficiency view dominates the predatory view in most circumstances. State anti-predatory lending laws restricting the duration and amount of prepayment penalties appear to curb the predatory use of prepayment penalties. JEL Classifications: G21, G28, G01, D18, L85

متن کاملSolving the Single Machine Problem with Quadratic Earliness and Tardiness Penalties
Nowadays, scheduling problems have a considerable application in production and service systems. In this paper, we consider the scheduling of n jobs on a single machine assuming no machine idleness, non-preemptive jobs and equal process times. In many of previous researches, because of the delivery dalays and holding costs, earliness and tardiness penalties emerge in the form of linear combin...
متن کاملFactors Affecting Mortgage Prepayment in Hong Kong
This paper presents a quantitative analysis of prepayment data based on the historical prepayment experience of two banks in Hong Kong. One of the most distinctive features of mortgages as an asset class is the existence of prepayment risk. Research in prepayment has matured into a coherent body of work that has a sound theoretical framework and consistent empirical validation. Previous researc...
متن کاملPredation in two species of leech under laboratory conditions
Two 60 day experiments on predation behavior of leeches were conducted concurrently. In the first, medicinal leeches, Hirudo orientalis (Utevsky and Trontelj, 2005) were fed to satiation on bovine blood and subsequently transferred into two large opaque plastic containers of equal size but with differing temperatures, 6-7?C and 23-24?C, containing starved Erpobdella octoculata (L.). At the high...
متن کاملThe OAS Approach and the Martingale Measure for Mortgage Prepayment
The option-adjusted spread (OAS) is a standard measure in evaluation of mortgage-backed securities. In calculating the OAS, a prepayment model is incorporated to generate prepayment cashflows, however, no attention has been paid to a prepayment process and its associated probability measure. To illustrate the situation we examine two categories of prepayment models, the proportional hazards and...
